Cost to Paint a Room in 2026: Pro Prices vs Doing It Yourself

What painters charge per room in 2026, what drives the price up, and a calculator that puts a pro range next to your DIY cost.

Loading the room painting cost...

Most people who ask what it costs to paint a room really have two questions. What will a painter charge, and how much would I save by doing it myself? This estimator answers both at once. Put in the room size, say whether the ceiling and trim are part of the job, and it shows a typical pro range next to the cost of paint and supplies for a weekend of your own time.

What painters charge in 2026

Angi's 2026 cost data puts the average room at about $1,100, with most jobs between $200 and $2,000. Painters there charge $2 to $6 per square foot, measured on the floor area of the room. That is why their room-size table scales so neatly:

Room size Typical price
10 x 10 ft $200 to $600
10 x 12 ft $240 to $720
12 x 12 ft $290 to $870
14 x 16 ft $450 to $1,350
16 x 16 ft $515 to $1,540

By room type, bathrooms tend to land around $200 to $400, bedrooms and kitchens $300 to $750, and living rooms $900 to $2,000. Kitchens and baths are small, but cabinets, tile edges and fixtures slow the work down.

The ranges are wide for a reason. A clean, empty room with good walls sits at the bottom. A tall room full of furniture, with cracked plaster and a dark color going to white, sits at the top.

What pushes the price up

Ceilings. Angi lists ceilings as an extra $1 to $6 per square foot. Taller ceilings cost more because the painter needs a ladder or scaffolding and moves slower.

Trim, baseboards and window frames. Expect $1 to $3 per linear foot, and up to $6 where it is hard to reach. A 12 x 12 ft room has 48 ft of baseboard, so trim alone can add $50 to $150.

Prep. Patching holes, sanding, caulking gaps and scraping loose paint is slow work. Painters fold it into the price, so a wall that needs an hour of patching costs more than one that only needs a wipe-down.

Color changes. Covering a dark color with a light one may take a tinted primer and an extra coat. That is more paint and more labor.

Furniture. If the painter has to move and cover a full room of furniture, some charge for it.

Why the paint is the cheap part

On a professional job, labor usually makes up 60% to 90% of the total. Painters earn $20 to $50 an hour on standard work, according to Angi, and a single room is often a full day for one person once you count prep, two coats, cutting in and cleanup.

The paint itself is modest. A typical bedroom needs about 2 gallons for two coats. At $20 to $70 a gallon, that is $40 to $140. Rollers, brushes, tape, a tray and drop cloths add another $50 to $100 if you are starting with nothing.

A worked example: a 12 x 14 ft bedroom

With 8 ft walls, walls only, no ceiling or trim:

  • Floor area: 12 × 14 = 168 sq ft
  • Pro range: 168 × $2 = $336 to 168 × $6 = $1,008
  • Middle of the range: $672

For the DIY side, the calculator works out the paint the same way as our paint calculator. The walls come to 365 sq ft after one door and two windows, so two coats need about 2.1 gallons. You would buy 2 gallons and a quart. At $45 a gallon, that is about $101, plus $75 of supplies, so about $176.

Against the middle of the pro range, doing it yourself saves roughly $500. It also costs you a weekend and some sore shoulders, and the result depends on how steady your hand is around the ceiling line.

When hiring a painter makes sense

Doing it yourself saves the most on small, simple rooms. Hiring pays off when:

  • Ceilings are over 9 ft, or there is a stairwell. Ladders on stairs are where DIY accidents happen.
  • Walls need real repair: cracks, water stains, peeling paint.
  • The house was built before 1978. Older paint may contain lead, and sanding it releases dust. The EPA asks homeowners to hire a contractor that is certified as lead-safe for that kind of work.
  • You are painting several rooms. Painters often give a better per-room price for a whole floor.

How to read a painting quote

Most painters quote by the square foot or by the room, and some by the hour for awkward spaces like bathrooms. Whatever the method, a good quote tells you:

  1. Which surfaces are included: walls, ceiling, trim, doors, closets.
  2. How many coats, and whether primer is included.
  3. The paint brand and product line, not just "premium paint."
  4. What prep is included, such as patching, caulking and sanding.
  5. Who moves the furniture, and whether cleanup is included.

If a quote is far below the others, it usually leaves something out, often prep or the second coat. Our painting estimate calculator shows how painters build a price from hours, materials and margin, which makes it easier to spot what is missing.

Ways to bring the price down

  • Do the prep yourself. Move the furniture, take down the switch plates and fill nail holes before the painter arrives. Ask for a price without those steps.
  • Skip the ceiling if it is in good shape. White ceilings often look fine for years.
  • Paint several rooms at once. Setup and travel get spread over a bigger job.
  • Keep the same color. Repainting a similar shade can sometimes be done in one coat. See how many coats of paint you need.
  • Supply your own paint only if the painter agrees. Some offer a lower labor price. Others prefer their own products because they warranty the finish.

Frequently asked questions

How much does it cost to paint a 12 x 12 room?

Walls only, most painters charge about $290 to $870, based on Angi's 2026 data. Doing it yourself costs about $160 to $180 for 2 gallons of paint and basic supplies.

Do painters charge by the hour or by the room?

Most charge by the square foot, which turns into a price per room. Hourly rates of $20 to $50 are common for standard work, and $75 to $100 for detailed work.

How long does it take to paint a room?

At a pace of about 150 sq ft an hour per coat, two coats on the walls of a 12 x 14 ft room take about five hours of rolling and brushing, before prep and cleanup. That is why many painters book a bedroom as a one-day job. Doing it yourself for the first time, plan on a full weekend.

Is it cheaper to paint a room yourself?

Yes, usually by a few hundred dollars per room. The savings shrink if you have to buy a ladder, extension pole and good brushes for a single room.

Measure the room and run it through the calculator above. If you go the DIY route, the paint calculator tells you exactly what to buy, and the primer calculator covers new drywall or stains.
